We are looking for an experienced Construction Project Manager to plan and supervise a wide range of construction projects from start to finish. You will organize and oversee construction procedures and ensure they are completed in a timely and efficient manner.
Exercise management over all projects assigned to him/her. Provide leadership to Project Superintendent, subcontractors and suppliers; assist them in planning, implementing and coordination of work to provide timely and economical completion with high quality, good relationships and maximum profits. Duties to include:
- Assist Preconstruction with preparation of budget estimates, when required.
- Assist Preconstruction with soliciting and obtaining bids from subcontractors and material suppliers, when required.
- During the preparation of bids, be responsible for advance job planning, including the development of a rough progress, schedule and plan of construction.
- During necessary preliminary design discussions, suggest methods and materials for improvement of potential projects.
- Upon award of a contract and in conjunction with Project Assistant, enter job budget into job costing system.
- Ensure Notice of Commencement and required bonds are recordedand posted on site.
- Secure executed subcontract and purchase order agreements, insurance certificates, permits, bonds and other documents as required for each project. Work to ensure the interest of the company is protected at all times. Expedite subcontractor’s work and delivery of materials.
- In coordination with the Project Superintendent, conduct the preconstruction conference and attend as possible the pre-installation meetings.
- Monitor, approve and control all costs of assigned projects. The Project Manager shall authorize all spending.
- Make visits to the project, as necessary, in order to observe and see that the work on the project is properly conductedand progressing on schedule. Provide advise, counsel and assistance to project personnel on matters of construction operations
- Assist Superintendent in maintaining proper safetymeasures on projectin accordance with Federal and State laws and local ordinances. Ensure that good industry practices are observedon the project by all persons and companies involved.
- Update schedules, perform the required projections for complete job analysis and prepare the monthly project status report and profitability report for submission to the Director of Operations, Senior Project Manager or Supervising Project Manager.
- Keep the Director of Operations, Senior Project Manager or Supervising Project Manager fully informed in a timelymanner with regard to any and all problem areas on the project.
- Represent the Company in meetings with the owner, architect, engineer, subcontractor, supplier and others in the conduct of the project.
- Cultivate and maintain good relationships with the owner, architect, engineers, subcontractors, suppliers, municipal authorities and Rex Construction Services personnel involved with the project.
- Inform Corporate Marketing Dept. of any unusualor noteworthy aspects or activities on the job which may be used to gain recognition or publicity for Rex Construction Services.
- Pursue new work and make Corporate Marketing aware of other potential projects possible with present clients.
- Represent to all persons a level of integrity,pride, enthusiasm, and competence that encourages the highest level of performance and morale. Conduct oneself in such a manner as will reflectcredit upon the Company and encourage others to do likewise.
- Provide the opportunity for all Rex Construction Services personnel to grow and develop to their maximum potential. Assist in training candidates foradvancement to the level of a project manager.
