Job Description:
The Project Manager is responsible for ensuring that projects are delivered within budget, on schedule, safely, and with the expected quality. The PM must be capable of addressing technical issues at a detailed level and be present at job sites or the office as necessary. This role demands a proactive individual with a strong desire for growth and proven ability to manage commercial construction projects, specifically where the company self-performs structural concrete work.
Key Responsibilities:
Project Oversight:
- Review project costs weekly, including labor, material, equipment, and subcontracting.
- Monitor weekly labor reports and monthly Job Cost Reports (JCR).
- Conduct internal and external meetings.
- Keep upper management informed about project impacts related to cost, schedule, safety, and quality.
- Collaborate with the General Superintendent and Project Superintendent to maintain project schedules.
- Ensure timely completion of purchase orders and general instructions by the field team.
Cost and Schedule Management:
- Initiate and manage the Potential Change Order (PCO) process for all cost, schedule, or quality impacts.
- Execute subcontractor invoicing procedures and ensure correct and timely invoice submissions.
- Process all subcontractor Change Order Requests (CORs).
Documentation and Compliance:
- Ensure timely processing and follow-up of project documentation, including RFIs and submittals.
- Manage project procurement, including issuing POs, long form POs, subcontracts, and change orders.
Client and Stakeholder Engagement:
- Build and maintain relationships with clients, owners, architects, and subcontractors to foster repeat business and recommendations.
- Address conflicts and work towards equitable agreements.
- Manage client expectations and ensure project close-out processes are completed effectively.
Team Collaboration:
- Work collaboratively with the project superintendent to ensure quality pre-construction and construction phases.
- Regularly report on impacts to the baseline schedule.
- Ensure project safety through proactive collaboration with the project superintendent.
- Delegate tasks appropriately and mentor team members for effective project management.
Requirements:
Experience:
- Managed commercial construction projects
- Minimum of 10 years of experience.
- Experience with concrete construction.
Technical Skills:
- Proficiency in Prolog and Converge is a plus.
